Comparing the Seattle & Singapore Condo Markets I thought we'd mix things up with this post. Instead of focusing on the Seattle condo market, I thought it would be fun to talk a bit about the Singapore condo market and compare it to what's going on in our Rain City.

2nd Avenue Towers Design Review Meeting Jul 20th, 2008 by Ben_Kakimoto On Tuesday, July 22nd, the city’s Design Review Board will hear two proposals for high-rise structures on 2nd Avenue - 1915 2nd Avenue and 1931 2nd Avenue, both have been before the board previously.

The Heron Pagoda development at 5th and Stewart has been delayed, according to the DJC today, becoming the latest project to be put on hold due to the housing market and the economy. It joins the other major downtown area projects that are on the back burner — AVA, 1 Hotel, Martin and Stewart and Minor, et al.

Updated Renderings of Candela May 30th, 2008 by Ben_Kakimoto Urban Visions unveiled the newest design for its Candela Hotel & Residences development at 2nd Ave & Pike Street in downtown. Since its first incarnation the 35-story (440′) project has slimmed down in scale to 98 condominium units and 130 hotel rooms.

Stadium Lofts (website) has a new developer and a new look. As previously reported, Barrientos has taken over as owner and developer of the project. Since its initial conception, Stadium Lofts has grown in scope - height, number of residential units, number of parking stalls and number of commercial units.

The housing slowdown isn’t being felt in some of the most desirable areas of the country. For instance, in Ross, Calif., about 18 miles north of San Francisco, real estate practitioner Tracy McLaughlin says, “It’s supply constrained.” Other metropolitan areas that continued to post gains in home prices nearly every month are Seattle, Portland, Ore., and Charlotte, N.C.

As previously mentioned, there has been a few changes occurring with the Stadium Lofts project. Since its initial debut Stadium Lofts has been through a redesign and acquired a new lead developer, Barrientos, which has resulted in delays.

AVA (website) announced they’ve recently secured a Master Use Development Permit (MUP). The 39-story tower at 8th and Pine will feature traditional condominium homes and a luxury hotel. AVA’s developers anticipate construction to begin by the end of the year.

Could Art House be the latest condo project to go apartments? The developer, the Pauls Corporation, has apparently been researching apartment development in the Seattle area. Pauls has a property management division so it might not be out of the question.
